Unlike an asphalt roof, slate roofing systems can be taken apart, repaired, and put back together using any original, undamaged materials.The biggest issue with slate these days is finding a slater.

I googled "home inspection checklists" and found one at http://www.inspectamerica.com/html/home_inspection_checklist.htmlI have a very old one, this is similar to that one.For instance, This one lists:Roof (Type) Asphalt Shingles_________ Slate_________ Tile________ Cedar________ Other________Roof (Condition) Good________ Fair________ Poor________ Sags________Roof Leaders & Gutters Good________ Fair________ Poor________Mine however, says, in part, for the roof:Crawl up into the attic.

Sticky situation for Subdivision

Like i said, they are lucky they got asphalt, that land is raw, not much to it.In all honesty i dont see why you could not get a surveyor to stake out the right of way back far enough to get to your lot, and then spend a day in there with chainsaws and equipment and make something happen.

Some additional thoughts were to turn it in to a group home and just collect rent (typically higher than fair market), re-rent it and throw additional principle at the note each month to decrease the potential loss then dump it when I'm comfortably low enough.Trying to get creative here....ill keep pounding the pavement.
