Wholesaling teaches you to find off market dealsit teaches you how to do a solid ARVIt teaches you how to build a cost of repairs.It teaches you how to deal with sellers and to negotiate.It teaches you about contracts, dealing with flippers and dealing with sellers.Wholesaling is a MUST first step to ... well any niche in REI.So what ever your reason.. should not be seen as an excuse or to be ashamed of.

And don't be ashamed or feel insignificant just because you are young.

It would be a shame to lock into a high rate loan if you could've waited a month and brought your score up.

In low income areas everyone *has a past so you’d be hard pressed to ever get a tenant at all .. heck we ALL have things we’ve done that we are ashamed of or regret in our younger days .

It is a shame that so many are shared in a way that leaves no room for being wrong. 

Which is a shame in itself, but everyone had a different situation in life. 

Those would be perfect areas...but it's a shame I'd only be looking at a duplex.
