My general 'gut' feeling from tons of reading and podcasts is that:multifamily is overvalued compared to historic normentry level housing is red hot but upper level housing is turning very coldretail doesn't seem as hot as the other sectors, or at least it's not being talked about nearly as muchBut I haven't seen many charts that would articulate this data.

He is great at articulating his system for long distance investing.

He was very articulate and spoke volumes of details in a clear concise manner in a short 30-45 minute segment. 

I think he's trying to articulate something worth considering. 

But they aren't quite articulating it enough in my opinion.You can both as friends do this together without putting strain on the friendship.And after learning and growing as individuals, putting it together to combine your expertise will just come naturally.Good luck no matter how you choose to play it!!

I'm not the most articulate individual but I'd like to think that I'm well read.

I haven't read David Green's book on out of state investing, but I will, because he sounds super articulate and smart on podcast.

I do remember my first post and made sure to articulate a complete sentence so i didn't start off on the wrong foot.
