But if like in my example I have appointments on Monday and Friday of the same week.

Agents are typically required to show up with the client at the first appointment with the builder - if they miss that, they can often be cut/pushed out of the deal.

The inspection letters often are sent to the tenant, the inspectors don't arrive or cancel appointments, and they fail properties 4.

Biggest part is you have to be flexible for showings or appointments.

I too, have an appointment with Anderson Advisors tomorrow, but based on the insightful responses here on the BiggerPockets forum, I would have to agree, especially for my situation that I may need to be a bit more established before taking on a "Platinum" commitment of any kind.

Fortunately I can facilitate all the improvements at cost but is it realistic to think I can draw a higher end renter that is willing to pay above market rent to live in much nicer appointed home?
