Until whoever is sending you these opportunities has the conversation with you on how much you'd like to make on a deal, how you figure your ARV and how you plan a rehab/ costs they are likely going to continue sending you opportunities you won't find too appealing. 

I leave the marginal ones waiting, letting them know I will reach out when I have a showing date/time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them and send them a link to do the background checks (paid by them directly to the vendor). 

A cash-out refi isn't really appealing with the rates and I'm locked in at 30 yr, 4.7% currently.

How do you think that provision would fly in a deal that goes sideways and ends up in court?

I will say, one of the appealing parts of this build, was the built in room for changes in the numbers.  

With nearly 400 units under management, I've only had to show up in court twice in ten years.

The appeal, in my experinence, is a steady local base plus some vacationers passing through.I’ve got a freind who scooped up a place near the Ozarks and found that while huge cash flow was harder to come by, the consistent occupancy gave them fewer headaches over time.
