Would it be advisable to move my LLC from Florida to Delaware also in the event I need to go to court to recover the loan would an llc in Delaware be better? 

A great way to start is by attending RE events and joining a local investors association.

I could have bought it and arranged to upgrade the panel on Day 1 after we closed but I didn’t feel good enough about taking the risk on a $280,000 deal in the event there was a problem and I had to try to make a claim prior to the repair.

I would definitely have some reserves saved up in the event that anything comes up. 

I think one of the worse things about CA is how crowded the various large coastal cities are (traffic, event crowds, pollution, housing shortage, etc.).The question was posed why invest in RE in states like CA. 

I would go to the big bus tour events in Irvine CA. what was happening was there was a turnkey operator that was allowed to offer their product at the end of the Seminar ..
