Besides, if his text is word-for-word what he wrote, the guy doesn't sound like an amateur.

I have NO idea why a homeowner would entrust their property to someone without proper training and skills, not to mention accountability, to amateurs.  

Biggerpockets started off as a place for people, mostly amateurs, to post questions, problems, etc. and have an open community help, comment, and encourage others in Real Estate. 

Legitimizing yourself is key because owners many times have either been burned by owner financing before or have had really amateur investors approach them with it so they will be extremely cautious about it.

Why would I want an amateur with no financial backing to manage the property when I can easily have a licensed, insured professional do it and I benefit more?
