What if one of you dies and the inheritance goes to a relative that wants to sell or can't afford the mortgage or is hostile or moves in and is very disagreeable or moves in & does drugs and sells drugs?

I would even require bank statements, schedules, regular doctor visits, job searching or physical therapy or efforts to become self-reliant, etc. as a condition of SSDI -- partying, alcohol, drugs, smoking could revoke their SSDI.

No investment properties, this is my first purchase also why I'm using a GC to hopefully alleviate some experience concerns.

If someone was in the streets doing drugs or killing people would they call you - no.I would consider letting them out of the lease but if they stay i would squash this immediately and say I have no control over other peoples property. 

Flipping of course can alleviate some of those concerns, but long-term wealth creation for most people will be done through long-term property ownership (some of our students at FlipSystem who have had success flipping are now using those profits to roll over into long-term rentals as well so they can benefit from some of the tax benefits and appreciation of property ownership).A collection of 3 properties, especially 2 in the Bay Area (I’m assuming those are definitely not cheap), is an amazing start to a portfolio!

However, each BP member needs to follow their own personal conviction regarding their risk tolerance, and put the mechanisms in place to alleviate that risk.
