This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OK

To me this makes sense because a one bedroom can host 1-2 people easily with a competitive ADR and cleaning fee, while 4+ beds can host multiple families and split up a higher ADR between more adults. 2 bedrooms can be price competitive with 1 bedrooms and attract the same guest avatar plus small families or 2 couples. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I moved in with a good friend of mine and her adult daughter to their apt in Phoenix.

I haven't found an answer to this specific question on BP or elsewhere online: if I die, and my SDIRA that holds investment property goes to my adult child, what are his/her options?

I read some post on BP where they were suggested to charge more rent for 3 adults, but if that's not okay I'll not do that .
