Can I require additional deposit to cover the accidents this animal is going to make?

@Lena Harris I write in all my lease agreements that I won’t replace ice makers and take each situation case by case when it occurs.

That means that you can be sued for more if an accident happens (legit or not).

If you can, what was the item and when did the crash occur?   

Settlement shall occur within, or at such other site as the Buyer may select, provided that the Buyer shall have given the Seller at least five (5) calendar days advance written notice thereof.  

This is in FL and the lease says "We will not be liable for any damages, loss, or injury to persons or property occurring within your dwelling or upon the premises.

Wow I stumbled upon this old post by accident, as now I’m a landlord looking for advice lol.

I find this is more likely to occur when they are paying the utilities.  

This is rare but may occur with notes originated with private parties.  2 - the lender gives his blessing to the assumption of the note.  

We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel.
