I don't see a lot of section 8 housing around here.Working class with a few professionals mixed in (met the neighbors next door who just bought the house - Wife is a Pharmacist and husband is a PA).

You need a PA to cover the full offer price to be taken seriously by the seller.

Frankly, I feel bad when they take the time to do a PA and provide all of this paperwork I wish they had called or sent an email saying would you consider....but to each their own. 

I am also a PA as well who just finished paying off her student loans and now trying to get into the RE space to have property of my own and for passive income generation.

I am working with a PA after a large house fire caused pro 5 (asbestos) contamination to our residence in Socal.

As a PA is a contract it all depends on what the PA says. 

A PA is good as a last resort in most cases.

When I write a PA on a commercial deal we generally have a dozen or so conditions in the PA as it relates to Due Diligence, a failure of any allow rescinding/ backing out and refund of EMD. 

Somehow my gf seen it and told me about it and I had a PA signed with them within a hour.
