I think you’d be better off getting a true appraisal.

It's important to run your own comps and go out to the property with a contractor so that you can get an idea of true renovation costs. 

Tell party #1 that you have others wanting it, which is true. 

Yes, it's true that you might be able to find a product you need at a greater discount when a brand like Wayfair or CB2 is having a sale, but I've found that they truly do offer superior discounts at scale, even considering the fee. 

Virtually everyone lives somewhere especially true for those that pay taxes (in CA property and income tax).  

It's hard to get millions of people to agree on anything, but it is a very tried and true way to conservatively grow a portfolio.

Multiple things can be true at the same time.

That 95% makes sense as an appreciation return, but for true CoC, you’d need rent income factored in.

This doesn't just go for Real Estate investing though, I'm sure the numbers hold true across all entrepreneurial businesses.
