We have a housing shortage with no end in sight.

I’m not skilled in repairs and live in a high-cost, tenant-friendly area, what would be the best way to invest my money?

This has probably been the one thing that has helped me scale my portfolio so much and so quickly within the past 6 years.So the things that I would bring to the table that a new investor wouldn’t have access to (at least at the beginning until they build their own systems and networks) would be my knowledge and streamlining of getting financing, having deal flow, using vetted and skilled subcontractors, discounted prices on materials, systems in place to find tenant buyers, and streamlined refinancing and management in placeIt is similar to turnkey, only you don’t have to put 25% down and you walk into equity and the exit is already planed and the tenant buyer gets connected with a lender upfront to help them get ready to exercise in the option within 3 years.So that is what makes this different than other models.

That being said, this is mainly doable for folks taking on cosmetic rehabs with great time management/construction management skills.

Is there a housing shortage or is there really a problem with the BARRIERS caused by productivity, land use, zoning and mandates that limits construction?

These investors were looking for Passive income, but they didn’t realize they had to fill the role as an Investment banker and they didn’t have the skill set or systems to do that.  

House hacking can also be a solid way to offset expenses early on.It sounds like you're diving in with a great mindset and skill set—being handy and managing yourself puts you ahead of the game. 

My advice to anyone with a job, is keep your job, but learn the skills of real estate investing.

Toilet is held by 2 bolts and nuts and any skilled person can replace it in 10 minutes unless it has cast iron waste line or an uneven floor.
