ya that's basically mission impossible under the scenario you outlined.There is a lady I know from Oregon and this was her and her moms experince.They bought a duplex  ran that for a few years sold and bought a 4 plex ran that for some years then they were able to buy a 8 unit  then next step was a 20 unit.

Although in Canada it was/is the Ensuite room. and even here on Biggerpockets one lady got on about how she is lobbying in the state of Indiana to have the term Landlord removed from the vernacular and replace with  ( Housing Provider)  the thought being Landlord denotes Lord of the land and superiority over the tenant I guess is the point.

Problem is many have rose-colored glasses and will call a neighborhood C, but it is really a D - just because it seems there is even worse...I think the best definition is the A and B are above the median price and C and D are below.
