In any event you can see what the SEC thinks of modernization here:https://www.sec.gov/news/press...I have read of late that small family offices can pool non-accredited investor money to qualify that entity as an accredited investor.

I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

As you read these books, watch the BiggerPockets podcasts.

I have read I will need to use a third party service to make this happen.  

Specifically, I’m interested in finding carriers you might recommend could help fill this gap.Has anyone dealt with a similar situation, or do you have advice on which brokers or carriers are best suited for this kind of coverage?

The priority is consistent recommendations from active investors.
