Remote investing can work well with the right systems in place!

Here's a chart from ShowMojo based upon the thousands of properties their clients use their system for:Not sure how any landlord or PMC doesn't understand that DOM are affected by the time of year and it's taking longer to find tenants than any time since 2018!

Not sure about Ohio, but it can take close to a year or more in some states, especially with someone who knows how to work the system.

A whole lot to be wary of- well, lagoon system and then those POH trailers.

@Tammy Elias tenants are always looking to scam the system:(You'll need to start the eviction process and let the judge tell her she's wrong.

@Kaushik R., We were over a decade without insurance, and when I refinanced and insurance was needed, I had no trouble getting insurance in place.  

Zoning, buildouts, service contracts, advanced mechanical systems etc. none of which are encountered in residential.

Assumed nothing could possibly go wrong in the next 5 years what you want when you look at an investment property is to know the current rental amounts, specific expense items, and conditions of the building, grounds, and mechanical systems.
