I’ve had a few “Gurus” personally try to recruit me into $20K+/year mentorships at networking events, along with paid workshops and masterminds.

Short term my credit score did take a hit, but once the promotional transfers were paid off, my score jumped higher than it was before.These days, the "pure" zero percent transfers don't seem to be around anymore as they typically charge a 3-5% balance transfer fee as part of the promotion, but this is still better than current HELOC rates.

I am not that smart so I need people who can do this and they should be paid properly with the upside!

I had watched it drop $15k just in a 30 day period brining it back down to the price they had paid in 2023 before their rehab.

I paid cash for them (130k and 56k).

What would I need to do to structure the note in order to have a note buyer come in and buy the note or buy a partial enough to pay off the 215k at closing and still have some difference coming to me or the note revert back to me after the partial was paid for. 

One of my applicants showed up with little credit but no defaults, no evictions, and only traffic violations and verified income high enough to cover well over 3 times the rent and I accepted the tenant despite there being some signs.He paid the rent in time for the most part until a few weeks ago when he stopped and I could not get ahold of him.

It's stopping me from scaling to a much larger portfolio leveraged versus a smaller paid off portfolio.  

Has anyone successfully originated or got paid on something like this?
