The last one I did recently took 7 weeks, mainly because the Marshal Service was very slow on setting up the actual date for this....and despite the fact that the number of evictions have been down secondary to the moratorium on them.Thus you may find you get this tenant out quicker through the 60 day lease termination (assuming they abide by this).I do not believe doing the pay-or-quit business would have any effect on a holdover filing (if it comes to this).

Specifically, looking to build wealth/income via the 3 core benefits of RE investing: 1) cashflow (feel quite strongly that things need to cashflow neutral and more than likely positive from the onset) 2) appreciating over the long-term (I understand boom and bust cycles will come) 3) Having tenants pay down debt to create equity.Syndication - this is something I have lightly looked into but based on everything I have seen the return are good (6-10%) but not as strong as they could be if I do this myself.

I may suggest a delay of onset to October as a gesture of goodwill, but my concern is I am rewarding the behavior of challenging and negotiating my rent increases, and looking for “compensation” for every inconvenience that comes their way.
