That it is against the young mans families religion for him to stay inside the same home as his love interest if they are not married which is why he is staying in the garage and that it is only for the 3 months of summer and EVERY weekend that he stays there the rest of the year.Before leaving I had a talk with her and I listed the issues to her verbally i.e.

However, if you reject them because you didn't like the way their car looked, what do you put in the content of the letter so that they do not I think that they were discriminated against, based on race, color, religion, Etc?

Eric, thanks...that’s my concern... definitely don’t want to be in violation of fair housing, but from what I see on the HUD website, it doesn’t specifically spell out my reason for requiring higher monthly rent/deposit: The Fair Housing ActThe Fair Housing Act prohibits discrimination in housing because of:• Race or color• National Origin• Religion• Sex• Familial status (including children under the age of 18 living withparents or legal custodians; pregnant women and people securingcustody of children under 18)• Disability Nine people certainly equates to more wear and tear on the property and as much as I am all for “ The more the merrier” I want to make sure that the tenant would be held responsible by having more skin in the game to compensate for the added wear and tear of such a large crew.

Same equal opportunity housing laws apply - cant discriminate based on age, race, disability, religion, family size, etc.. so technically all those ads saying ‘Room for Rent - perfect for college student/ one person/(or other caterings) are ‘illegal’ and can be considered discriminatory..BUT those ads are very common and it’s unlikely anyone would pursue reporting ... nevertheless, you could be opening yourself up for potential legal consequences so I just keep my ads/posts very generic and objective stuff about the room/house, etc.Buttttt, one good thing owner occupied properties, you CAN advertise & select a tenant based on Gender!
