Hi BP,Just wanted to get thoughts on different heating options.I need to install a new heating system in one of my apartment units (approx 580 sqft) but wanted to get thoughts on whether an Electric Wall Heater was a good option?

Educate your cleaning staff on what to look for (tiny dark spots, eggs, etc.).Heat Treatment/Preventative Measures: Some STR owners do periodic heat treatments or hire pest control companies for preventative maintenance.

I had one were my PM calls me its in INDY cold winter they just had baby cant  afford the rent and heat just take no payment for 2 months then they will add the balance any pay it off.. well of course after 2 months they just left  LOL..

Other then that I would say we can do it but we aren't a bank but we do have an office in Miami

We have a heated garage at our STR.

Lori and I went to Miami and we got to fly with one of my fellow cirrus owners.. he was in RE there as well.. at the time Miami had 11 YEARS of inventory :) Mainly condos of course but still 11 YEARS I was in shock.

I have just purchased a small SFH 2/1 in Miami that needs updating and I am looking for a contractor that can help with the job.Any guidance or references would be extremely appreciated!

I’m not super keen on having long-term tenants in a single-family home in California, but I’m open to advice on that.The house is in decent shape but could use new flooring, a paint job, and potentially heating and/or central AC, as well as blocking/taking out the existing fireplaces (don't love the idea of fireplaces in a rental).
