May as well return to my cubicle.Others have done very well being licensed.  

It is so completely unlikely that it may as well be patently false.Can you even make up a realistic scenario as to how this would happen?  

If you're going to 'stay involved' you may as well buy the place sub2 and LO or sell on a wrap or whatever, that way you have direct control over the situation, and you make far more money in the process.

@Jay Roque  agree with the above you may a tad undercapitlized at the moment take on a partner with capital get some expeirnce and capital then venture out on your own

You may as well go invest in stocks if you want someone else's decision making performance to rule your investments.

Im about 50% done a conversion from a SFH to a duplex, i have done 90% of the work...I'm now learning, if its going to take me 3 months to do it all my self, thats about $3500 lost from it being vacant.. so i may as well spend that amount to have it done in 1 month have it rented sooner, sooner money is in my pocket, and i didnt need to do anything and can spend time with my family.
