The rent needs to cover the mortgage, vacancy, insurance, property taxes, repairs, maintenance, property management, capital expenditures, and any other expenses that are applicable (utilities, snow removal, landscaping).

It's a good thing I'll be able to adjust rents up however, because operating expenses have gone way up also thanks to steeply increasing property taxes, insurance, utilities, lawn care, snow removal, appliances, hiring anyone to do anything, materials, price per square foot to remodel, etc. all goods and services have gone way up.  

I don't know the intricacies of how they are installed or if one is cheaper but I can say with 100% certainty they are going to be better in the snow/winter and extreme weather. 

They're up front about one tenant getting discounted rent for doing lawn/snow, etc. 

Country subdivisions are cash snow ball type investments.
