If you acquire the property in the middle of November(Assumption of November 15th), you will need to clock in about 2 hours a day.You might be able to log in a lot of the hours as you furnish and rehab the property leaving you with 30-minutes / 1 hour towards each guest check in / check out.It is do-able but obviously, sometimes, the more time the better.

Well turns out pretty much my entire investing area is considered "rural" even though this specific property is right in the middle of a 30,000 population town and most DSCR lenders will not loan on it because of this.

The clear and obvious answer would be to instantly pay the back taxes and offer a small lump sum for them to move with and just lowball in whatever structure works for the both of you weather that is a better sale price or a greater monthly payment to them and just find your middle ground that works out for you both.

Hello and thank you for this reply - yes, I have been analyzing a few properties - I have found that the main issue for both the traditional long term rental and also short term rental in this area is reliable property management - it is traditionally a cottage country tourist area, but it is becoming more popular for long term residency, and there is an emerging missing middle, because of property prices.

Anytime you profit from a transaction as a middle man, it could be argued that you engaged in moral vice by profiting from labor and value that you stole from other people by inserting yourself in the middle , and we both know that in practical terms this argument is a BS.
