Have a camera and ruler with you during the final walk-through and take lots of photos, with the landlord in the photo and/or that day's newspaper which shows the date.

The 50% rule (expenses = 50% of gross scheduled rent, expenses mean actual operating expenses, capital expenses, and vacancy) is discussed in several other recent posts, so I would rather not take up that subject here.The 2% rule (rent must be 2% of the purchase price) has several assumptions.

Prior to meeting with the tenant at the rental unit, I gather my "move-out tool kit" (flashlight, 12 ft tape measure, 6 inch ruler that has big enough numbers to be seen in a photograph, camera, notebook & pen, disinfectant wipes, small handyman tool kit, step stool, mobile phone, copy of tenant move-in checklist, list of common charges).

Unless that video can show you inside a plate cover or a closeup of each piece of the plumbing or every floor joist, AND has a ruler showing you measurements of everything, I need to be on site as well.

You can develop a system based on one metro area.I'd think the purpose would be to better describe a property, it will take a broad brush to paint an accurate picture and compare a parcel in Toledo with a standardized ruler so that someone in Chicago can relate to that property without knowing the Toledo market.
