That is by design, but we are fully integrated.  

If you want to change the design, then do upon closing.

After 2 years you can apply for a “Rent consideration” (I think that’s what they called it) as long as you still live there and that may allow you to increase rents by more than the annual allowance (probably designed for unit that are very low rents).

Do they value nicer finishes and design or is that additional cost lost on the typical tenant in that pocket?

It's designed to protect assets in the event of lawsuits, negligence, etc. and it only applies when there is underlying insurance coverage.

on my drive around Lake G  I topped into a new development  Large lots nice Modern Farm house designs much like what I build in my developments but definitely next level from what we build and prices were not bad I think under a million.. 

For background, I'm partnered with an architect and interior designer, but I'd have to find most of the subs as I don't have any formal connections (at least in the area I'd like to build).

While I haven't done new construction as an investor, I've been involved with them on the design and construction side. $15-$20,000 seems like a very small profit on a $500,000 house.
