Hi,Just 2 stories (garden level and 1 unit above)  probably looking to finance around 150k. 

Looking in the Tower District and Fig Garden areas for absentee Landlords who are ready to sell. 

Winter Garden, where I live is becoming very expensive but those other areas IMO the timing is right, as in right now!  

For materials, we normally send the contractors to Home Depot and have them purchase what they need using our account.

Everyone thinks that replacing a light bulb should cost $5, meanwhile you have to send out a qualified person on payroll with benefits on a company vehicle, who has 30 minutes travel both ways and then Home Depot ran out of that special light bulb.. 

You can't go to Home Depot and just buy a new pre-hung door, it won't fit.

Depending on the demographics of the area, I've found that Home Depot/Lowes is fine for just about anything going in a regular rental.One must consider return on investment and buying fancy custom cabinets won't yield much if any more rent that box store shaker cabinets, especially in a duplex.Get some decent cabinets and a good countertop and you should be good to go.

Beyond that I could name a ton of tangible site benefits of subscriptions like all the calculators, discounts with partners like Home Depot, the great reports and webinars with tons of data on current markets and trends or the landlord forms just to name a few. 

Not one to revive old threads but if you still need advice, I would go with a Potsdam toilet garden. 

My guess is materials from stores like Home Depot or Lowes.
