It is going to be cash negative for a long time but at the end I think it will appreciate significantly and have a strong positive cash flow.That said before I sink my obligations into this I wanted to run the numbers against the most cash flow positive areas.

Still not 100% sure what I will do at the end of this (we are a long, long way from the 3.5% rates and hot, hot sellers market of December 2021/Jan 2022 when I started looking into this). 

You don't see any actual receipts for materials or invoices from contractors they hired.

Also, I think this could not be used as secondary financing.
