If they did what they were supposed to do, the properties you could rent to them wouldn't be anywhere near as cheap as they are.

It's better to pay more, knowing you have something secured versus cheaping out and not even closing. 

The 401k loand might feel like "cheap" money, but that 10.5% interest rate means it's more like a short-term hard money loan.

Does it make sense to cheap out over the few thousand dollars it will cost to go through a proper escrow and title process?

we have a flag lot and constant deliveries every single day.. so far so good.. we are on a culdesac with only 3 houses ( built mine and the one in front) someone would have to follow one of the vans to snag ours as you cannot see them from the street and I have not had anyone pull up into my driveway as you would have to back out.

We do have to ask that a new vendor be found for your email delivery needs.

The other is a full day drive, or a short/cheap direct airplane flight and we have family that lives nearby.
