To me that is just hiding it and in a 30 year mortgage that is a long time to hide it and be worried about the due on sale clause.

Air filter machines work as good as having a smoker hide his cigarette behind his back or hang his cigarette and arm outside the car.

Those that have nothing to hide aren’t afraid of any audit or investigation or press release.

Many hide their markups, get kickbacks from contractors and more.Most GCs will charge 20-30% markups.An honest PMC will charge 10-20% depending on SOW.

Then you'll close your BP account and go into hiding, not wanting to admit your failures and will forever curse real estate investing as just an alternative to gambling.So people underwrite to decompressed exit caps because they want to be the guy in the first example. 

Personally I am not always a fan of bath mats being out (I usually drape them over the tub before pulling over the shower curtain to hide it) However, with only a shower and tile floors that can get slippery … Pottery Barn has some nice oversized ones that would look nice there.  

Some of your classmates and friends may be more vocal about expressing it or conversely be better at hiding it.

Too many people hide their mistakes and only show the good stuff.

But I think we all know not ALL people are rational, and some people / agents / adult-children don't quite get it or hide facts ( fake income statements, etc. )
