I understand the concept, I own some REIT, but I wanted to tap into more hands on investing, and perhaps build wealth faster as BRRRR allows for that using 75% loan to value options, etc. 

Understand the concept of a motivated seller, and apply this insight to your interactions and content.When you do this, you won’t have to worry about finding cash buyers—they’ll find you.

Youtube is great - you can learn many different things from what neighborhoods look like, how to fix a part on car, make a certain type of dish/meal, understand a concept..etc
