Things like a key lockbox on the house they can open with a phone app for all the showings.

Don't get stuck in the weeds on an app, just choose one.

You don't need to set up any other communication system (like google voice or another email address) to avoid sharing your personal contact information, you can do all of that within the app.

Are you using a personal Zillow account to list your properties for rent, or a personal email/cell phone to take tenant inquiries?  

There are apps that do it all for you, like DealMachine.

Currently I use an app called "meet up" and for some time, a lot of their events in my area are all done online.
