Talking to residents power has been shut off to the park three times in the last two years while water has been shut off four times- all for non payment by the park. 

You could grab something in the midwest, but that's a rough tenant pool and properties don't appreciate at the same rate as they do in the west. 

If I'm looking at buying a townhome or condo and the HOA is high because there is a nice pool and nice gym. 

We pay for the property taxes, the water and sewer bill, and usually do some sort of capital improvement to the property based on his rent each year.

As the old saying goes, "you can lead a horse to water, but you can't make them drink." 

The water is not deep but it's a 5 foot drop down to it.

Last year, i had to file two water damage claims for two units.

I did imply the buying pool is smaller than for SFH. 

What do utilities look like, how far away is power, is there public water or will you need to drill a well, etc.
