The policy has a loss of rent clause. it also has a clause for personal property ($25K but not sure what that is for as she doesn't have anything in there except waterheater, stove/oven, HVAC), Liability ($300K), and Medical ($5K per person, $25K per accident).

For reference, the illegal attic unit has a gas stove, 1st floor has a gas stove, and I JUST converted the 2nd floor unit to fully electric and capped the gas line.

You could add some base cabinets along the wall where the stove goes and the empty wall. 

I have had a lot of expenses lately, like replacing an hvac, buying a new stove, replacing some flooring, etc.

Any chance you can 'borrow' some from a closet or under a fridge or stove and replace those with a similar colour?

You will get one freebie: and have to sign a declaration that nobody will live there from now on, and they may make you remove a stove or oven, etc.If you violate this agreement, then you will have serious trouble.I think it is smarter for the owner to live in an “illegal” apt, but understand the City doesnt care who lives there and will enforce the rules.As mentioned there is an ADU ordinance in its pilot stage, so that may be a possibility in the future if it goes city wide. 

I put some in my rehab last year and little scratch marks showed up right away from moving an electric stove around (not heavy!).
