Ive found its kind of counterproductive to try and get water sub-metered and very costly but i did find depending on where your at like Cleveland for instance there is a program where you can get a sort of smart reader attached to your existing meter that will give far more accurate readings than what the meter currently measures. im not really looking to modify much just make sure everything is as accurate and fair as possible.

And they seek out like features: If your property is a 3/2 with an attached garage, they will favor comps that have attached garages over those that do not.However two appraisers can give very different appraisals.

I contemplated the idea of just changing the design concept to have it be attached to the main home, but even in that scenario, the explicit CCR's against even renting one room seemed too controlling to be sane, considering that if this worked as we wanted, there were like 200 other nearly identical situations with lots with homes in that neighborhood that we would have just wanted to rinse and repeat that strategy.
