I sold it in 2007 for $450,000 and did a 1031 exchange with the proceeds and bought another lot for $475,000 The market naturally has dropped since then, but I still would like to sell because I don’t see any signs of appreciation on the horizon.

There are more variables that are not entered into the discussion including how much money do you have, what are your goals, how long is your investing horizon, etc.The first question is rhetorical and not to be answered here on a public forum.For my real estate investing, I did not have any money so the first 11 properties were bought essentially 100% financed.
