Highlight a 5-10 properties that catch your eye and look up the local school district and local precinct - for accurate crime stats.To get "a feel" for the neighborhood, I recommend driving by the different areas during weekends and evenings.Lastly, a local Realtor can point you in the right direction if you have a particular price point in mind.

If I understand correctly, the highlight of this is a significant return in Year 1 due to forced appreciation and cash-out refinance.

The highlights of the deal were:895,000 purchase price;  1,169,000 bank appraisal ;   All 11 houses are rented and the portfolio is cashflowing!
