I think we were caught off guard that this is a minor, she looks older, and it would be a legitimate "no" to modifying the lease if she were 18+.There is a clause about unauthorized occupants, but as I understand the law, it would not apply to minors of whom tenants gain custody, thus increasing family size, which is protected by law?

I think the word Turnkey is does something to the investor's brain, it makes people let their guard down like they normally would not if they were just dealing with a realtor (ask for references, deal with a reputable company, 3rd party inspections, etc).

If you catch them off guard after they've become comfortable, you can often learn what's really going on, or you can see that they all of a sudden don't get eye contact or they blurt out something they didn't intend to share like, "My aunt doesn't want me sleeping on her couch anymore," etc.
