You could do a gentle grade remodel, like, fresh paint, resurfaced cabinets and vanities, and new, bright, LED light fixtures.

Like I said I my have all this twisted up if I do please correct me so I know.

There does seem to be a "gentle" argument about the efficacy of using cap rates. 

Our government created a problem then teaches people how to game the system to grab free money while leaving the Landlord (mostly females and minorities) twisting in the wind.

Also make non-payment or late payment on lease a fault that will cancel the option - like I said research this - there is a lot of info around and make sure your lawyer knows the twists involved (but not so many limitations as to make it non-viable).
