The "tenant" caked us Thursday and asked us what this contract was, all it was was a termination notice that said he would vacate the premises by June 30th, and that we would give him cash for keys, clean the place up, with no damage (like removing his windows) took a little talking, but he signed it, and we told him we would bring in a trash dumpster so he could throw things away, which happens this Tuesday.

My property cash flows around  $1000 a month after all expenses, i paid 369k for a 4 plex and it appraised for 430k not even a year later and market rents have went up about $200-$250 also in my area increasing my cash flow even more. this refi is just the iceing on the cake to me.do you have any investment properties you have recently refinanced?

So its more than just Appreciation is the icing on the Cake its an integral part of creating wealth in Real Estate..

I'd send a thank-you cake to my tenant for doing so - they had the forethought to protect the building after seeing their worldly possessions go up in flames.

I'd point out the no smoking policy and tell him to invest in a vaporizer or consume edibles equivalent to his daily dosage.

If they take you to jail look for the Bigger Pockets birthday cake I send you... inside is a chisel and hammer. 

Assuming the rest of the home is in good shape, it will be the icing on the cake and definitely help selling it. 

Median priced (175k) single family homes sell like hot cakes.

I think of non-essentials as icing, not the cake. 

I have been through several market disruptions but those will look like a cake walk compared to this event.
