People are often evicted from places when ownership of a property changes hands for no reason other than the owner wanted to sell the place empty or the buyer wanted to start with a clean slate of tenants of their own choosing. 

Both of these water leaks damaged the kitchen base cabinets (brand new and installed in Aug 2017) resulting in moldly cabinets along the inside bases, damaged water resistance vinyl laminate floors in kitchen, damage to living room wood laminate floors, and a bedroom with moldy carpet due to leak from the the hole in bath tub.  

Every tenant needs security for their private roomYou may get additional rent but you can also have additional work (dealing with more frequent turnover, common area cleaning/maintenance).

Clean up any grease spots on the pavement. 

Tenants can spruce it up to their own liking with their own carpet on top if they wish..

They default and move, they switch the name for the utilities so that they both have a clean record with the new service. 

I would stipulate that they are FULLY moved out and also cleaned up properly before you hand the cash over.

He did provide a Scope off Work at the beginning of the project, but he never adjusted any of it for change orders such as substitution vinyl plank for carpet.

just an update on this.We have pulled up all the old carpets and painting has started. 

From what I can see, that seems to be a pretty clean, and popular way to sell a brokerage business like that!
