This saves so much time, and prevents you from paying for properties you've sold, or reminds you to swap properties to occupied, etc.

The point one other respondent was making was that if you did finance it that way, there is a chance that the bank would call the loan due when you swapped it over to the LLC.There are all kinds of posts about "has this ever happened, will it happen to me,  etc." 

Your local clubs are also a great place to network and swap deals.

Since your partner doesn't want to exchange, then you may have to consider a "drop and swap" transaction, where you deed the property out from the partnership/LLC and into tenant in common ownership.
