I've done this to build my proper suburban home, and now I'm swapping this one for my dream home. 

Ok, once you've got something in your "portfolio" maybe it would better to sell it to someone else or barter (swap/trade) for something that you really do want or can monetize.I keep a list of equity stretchers.

Could swap, buy on terms, promise to hire him/her next time you're sued, etc.I think your primary concentration should be to get estoppel from Trustor. 

this is exactly where my wife and i were. we are now under contract. our place is almost completely turn key, but we want to swap out the carpeting for LVP (beach area, looks cleaner and easier to maintain). we know it will be a quieter market until beach season starts. but it also gives us a chance to get some people in, even if just a few, to make sure everything is set up correctly and start getting some reviews behind you.

Our local REIA also has wheel property swap calls and one one what deals people need funding and what people have funding and need a deal.

They have not expressed interest in this home in a swap.

Great...there are some excellent notes people on the forum you may want to swap ideas with.

The seller will be upset, and sometimes stick to their guns on the cash, othertimes will let you swap it.When writing my deals, I use private money.

Or just swap out the fixtures for something a little fresher?

Check on your local meetup or swip swap groups and I'd wager you will find some groups wherever you live if there's a strong REI Community that play them
