Keys are location (hospital proximity) and decor so pictures show well to tenants who book almost exclusively online and remotely.

Not all renters can or want to afford curtains. In those cases they tend to hang blankets, big thick heavy ones with big rusty bent 16 penny nails pounded into the walls holding them up.What I am saying is not everyone is a decorator or has expendable money each paycheck for decorating when they move. You should think about if you renter base does or does not (need) want blinds.I can NOT pick which renters will, but from my knowledge they tend to be on the lower spectrum of the income scale.Or maybe it's just a Texas thing, and you won't find this happening in California.Just something to think about.Good Luck!

I like to update electrical fixtures, switches, plugs I always replace old thermostat's with a newer digital model. example, if the house has older cabinets and your budget wont allow for all new cabinets simply paint them white and put new hardware on them if you have paneling/drop ceilings remove them if your budget allows if not at least paint the paneling newer decorative (faux tin cieling look)drop ceiling tiles can add some appeal what you want to do depends on your budget and what you must do to sell the home. new homeowners usually like updated windows, paint, carpet, kitchen, bath again what you can do depends on the budget. is this flip/rehabb for low, middle or higher income family?

As that kind of landlord, it's kind of difficult biting back the hard things you'd like to say when talking to somebody who's obviously spent at least $2K in decorating their arm, as they tell you that they don't have the rent.

My brother and I co-own a 4-unit building that we had originally planned to rehab through 203k financing (the property is fresh out of 1970 décor, built in 1910).
