Along with their Team I meet their contractor I meet the title company and let them know how I do my deals I meet the realtors that are going to resell them.. after 50 years of doing this I get a pretty good gut feel like you said but we do make booboos.. but its usual we did not get all our interest or we lost a few grand no big deal..

Flipping is 10x the time that wholesaling is, in or out of state, and if you don't pay attention you will lose and lose on contractors.A first flip will take you 2-3x longer than you think, cost 2-3x more than you think, and one contractor will walk with your money at least.What you are trying to do is to create a side hustle in real estate, but you are biting off things that you don't have time for.

In addition to being a long-term real estate investor I have been a commercial/res appraiser, historic property renovator/contractor, property mgr and more so I don’t mind properties with issues as long as they are fixable and priced accordingly, and my investments are all about the numbers (NOI/Equity).
