But then I notice that the name as she put it on the application doesn't match the spelling of the name on the check stub.So I run THAT name, and lo and behold there's a bunch of evictions on her record as well as a pending eviction going through the court.

@Jordin Boyd the best advice was the first line from @Brian Gibbons Make sure your know the NC statues on LO, better yet , make sure you know a real estate attorney who knows LO in NC and reviews your renewal paper work prior to renewal.

Lo and behold, she has not been able to make mortgage payments since october 2014.This scenario raises many questions for me1) When a property is mortgaged and the mortgagor dies but the real property  is bequeathed to a devisee; what happens to the due on sale clause found in most mortgages?

I NEVER thought anything would happen even though I was requiring already....Lo and Behold, tenant causes an oven fire, says "I have no idea how the inside of the oven caught on fire while we were cooking"....Restoration companies are called to come in..... tenant who burned our kitchen is pregnant and is asking for a hotel.....

The potential tenants were also obviously annoyed and had a dislike for their current landlord.Well, lo and behold, when I called their current landlord for a reference check, he told me that...although they always paid their rent on time...they were the worst tenants he had ever had in 10 years of owning rental properties.
