Hi, I have a wholesaler approaching me with a subject to deal with.

There is a special approach to doing that and you have little competition when you focus on those.

Is there any advice you can give on how would I go about approaching an established property thats for sale.Id like to get into doing this in phx and want to start by finding established businesses on the market.

But the tenant says they cannot afford such a set up (it approaches $2K).

What do you think about this approach?

Also, I would add that if you are going to find a self storage deal, it will probably be an off-market deal where you approach the owner privately.

I understand that it really depends on an appraiser but is there any chance that I could use 1-2 miles radius approach and present it to the appraiser?
