I personally require a recent picture of the animal so the tenant can't swap their toy poodle for a Pit Bull, current vet records, animal must be current on shots, etc. 

If you do the deal, have a clause that does not allow them to sublet or swap tenants without a new lease.

I have a similar problem ,  tenant was stealing electricty , they swapped out the smart meter , for a regular meter . ( idiots didnt realize the smart meter sends info back in real time )   So I now have a new tenant ready to sign the lease , but BGE wants to see the lease , BEFORE they turn on the electric . 

There is a point in time in most car payment purchases, especially fairly far in, that you've essentially reached the point of no return if you need to keep a reliable vehicle, i.e. you've absorbed the bulk costs of interest and are only swapping like for like, known for unknown.

Fireplace not working isn't a critical issue, and sounds like you did what you could to swap the furnace. 

Absolutely no need for a full plumber to swap a dishwasher.
