The all-in podcast was just talking about this and govt bureacracy and how nothing will be affordable as long as we have a government that has so many people creating crazy stipulations that make nothing easy or affordable.

People talk about it like it's standard and easy to do but you do not want to find out after you've sold the other property that it isn't possible so just proceed with caution.

@Sebastian Tamburro you're going to get advice/offers from numerous people trying to profit off you - be careful!

I know people that are really good at their trade (plumbing, cleaning, electrician, etc) but they don't have financial discipline, they don't know how to market, they suck at customer service, they don't use tools to their advantage, etc.Cody Sanchez (lady in the video) buys different types of businesses and makes them profitable by applying basic business disciplines.

You should go to your local REIA, there are like-minded people at these events that can always give you tips and insight too.

To me this actually makes a lot more sense for people dumping $50-$100k into an investment. 

That's one reason I hang out on BP - most people in my life can't appreciate the level of work it took to get to this level.

@Sharad Bagri  Lots of people say "as long as the payments are being made on time, the lender won't care." 

I am looking into a deal and would like some advice and have people pick at it and let me know what I am missing in this proposed deal.I am a small real estate investor so far, I have 4 SFH rentals, 2 in Colorado where I live, and 2 in Texas.
