As such, local banks tend to monitor their loans on some regular basis.Not what I would really say is for the novice to play with.  

Before buying a foreclosure homes always focus on REOs if you're a novice, inspect the property carefully and set up your financing.

I'm RJ, a Cleveland Ohio Native and a novice real estate investor.

. :)As background, my current Seattle PM is AMAZING....however when I signed the PM Agreement 3 years ago, I was a novice and didn't have a good idea of average PM rates in the Seattle area so I didn't negotiate terms. 

I'm a rather novice investor based in the South Jersey/Philly area.

@Kevin Keck, I'm a novice user as well but I'm wondering if skip tracing would produce better results (plus depending what type of trace you do you can get email addresses for people you're targeting).

This is not the best time to enter the business as a novice at least not without a mentor or partner who knows the business inside and out and significant financial liquidity.

It's not to deflate you as you've done a great job of building your capital, congrats on that.It's a tough love reality check that these folks are busy and very successful for the most part and don't have time to be vetted or interviewed by a novice. 

As a novice investor, the biggest thing I struggled with was trying to get started.
