I wouldn't hold on to anything that was losing money unless there was huge predicted upside sometime in the future (massive appreciation, massive rent increases in the area, the possibility of a developer buying it for a big number because it's next to a commercial area and they want to put up a shopping center... and they NEED your property etc).

I got a tape of a fund that bought 50 million worth of SFRs in city of Portland and now they want to sell them.. few of my contacts are like NO way not with rent control is would be massive undertaing to take over all those SFRs and try to figure out how to manage the rent control.. plus to evict a no cause tenant cost you 4k..

I was in NC a couple years ago and I stopped at a vape store (this really happened) and the Yemeni man at the cash register offered my husband 3 goats and several cows to marry me.
