-scour your "rough" neighborhood 5 years statistics (you want to see improvement)-scour your local press, local town news (you want to see plans to do something/improvement)-check former owners building history, any permits pulled in the past-take some of the hardcore local landlords to a dinner/coffee to see how they are doing it in the area-make a few visits to the local HA and find out the inners.

No way in hell would I roll that much money for that little profit, I can make $35K on a $70K deal some times, with those big numbers, there was not much room for error. pretty risky if you ask me. and to those calculating percentages, I have yet to see anyone buy dinner or a new pair of shoes with percentages, it takes dollars period.

@Mark Gallagher  people want to pay for things they don't want to do yourself... look at the prepared meal companies they cook your dinner deliver it you pop it in the oven through out the week... can you go buy your own food cook it yourself of course   LOLthe crux of this one though is the fantasy that you can just look up private lenders and they will be falling all over themselves to lend you money at 4%..

@Engelo Rumora  Happy to help but I draw the line letting newbie pilots scare the @### out of me.Get your basic training In a Cessna 172... my plane is a Cirrus SR 22  which is a hot rod and where you want to end up.. that's the only plane I would fly long distance over water.. ( that is single engine)  Google the  Cirrus parachute pull off of Maui on U Tube or how ever you guys get on those sites its totally cool to watch.. ferry pilot had his gas tank fail and he ran out of gas 150 miles from Maui.. not to worry pull the chute land softly  cruise ship near by sends tender and your eating lobster for dinner.. do that in a plane without a chute and your lobster food.

I can make an apple pie instead of a peach pie, I'll have a desert for dinner, but since apples are cheaper than peaches, it is the best economic choice to enjoy a similar experience with apple pie.
